Why Hire a Consultant?

Many property owners aren’t thinking about hiring a consultant when they receive a call or letter in the mail from a cell tower operator. Why hire a consultant? While many property owners have handled these negotiations themselves, they aren’t experts in the field and in my opinion run the risk of leaving money on the table. The tower operators do thousands of these deals every year and for that reason alone is why you should hire a consultant to level the playing field.

I recommend hiring a consultant based on their industry experience and ability to work with the cell tower operators or other 3rd party lease buyout companies to get you the best deal possible. Consultants will have relationships with these companies that will get you better deals. A good consultant will always be upfront with how things are going with your deal. Working with the cell tower operators can take time so it’s important to have patience in these negotiations. These are items that I stress from the get-go.

It’s important to hire someone who has closed hundreds of transactions so they can coach you on what’s needed ahead of time instead of waiting until the last minute. I’ve seen every scenario in my time at a cell tower operator that gives me a strategic advantage. The life cycle of a deal beginning with the lease negotiation to closing of the transaction can be an extremely bumpy road.

Property owners may think a consultant’s fee is too expensive when hiring him/her. A good consultant will be upfront with you based on this fee. It’s important to remember you’re paying for the experience they have in the industry and connections they’re utilizing to get you the best deal.
